Every EastLake neighborhood has its own personality, but EastLake Greens holds a special place — it's the original chapter of the whole EastLake master plan, and it's still one of the neighborhoods buyers ask about most.
Where it started
The broader EastLake vision goes back to 1986, when developer Bob Santos and the EastLake Development Company set out to build a self-contained community for roughly 30,000 people across 10,000 homes. EastLake Greens was the first big chapter of that plan, with the city annexing its 830 acres in 1989 and building it out around its own golf course through the early 1990s.
The golf course that anchors the neighborhood
EastLake Country Club — designed by noted architect Ted Robinson and opened in 1991 — winds past six lakes and three waterfalls, and has hosted qualifying rounds for the PGA Tour's Farmers Insurance Open and the U.S. Senior Open. It now operates as Enagic Golf Club at Eastlake, but the course, the lakes, and the mature landscaping around them are still the defining feature of the neighborhood three decades later.
Why demand has stayed steady
- It's established. Mature trees, settled landscaping, and decades of consistent HOA upkeep give the neighborhood a finished, lived-in feel that newer phases haven't caught up to yet.
- The schools are proven. Olympic View Elementary, Arroyo Vista Charter, and EastLake High School (open since 1992) all have long track records with local families.
- It's genuinely walkable. Sunset View Park and Chula Vista Community Park give residents green space without needing to drive.
- It's near a genuinely unique amenity. The U.S. Olympic & Paralympic Training Center-Chula Vista, a 155-acre facility that's trained Olympians since 1995, sits just up the road.
Buyers looking at newer EastLake phases sometimes overlook Greens because it isn't the newest construction — but that's exactly why it holds value so consistently. It's a proven neighborhood, not a bet on how a new area will mature.
